Selecting A Real Estate Agent

Choosing the right Real Estate Professional is one of the most important decisions you'll make in selling your home. When you interview a real estate professional for the job of selling your house, here are some things you should ask and watch for:
  1. How will they market your house? Do they have a marketing plan? What type of internet marketing will there be? Do they have a 24-Hour Toll Free hotline for buyers to use?
  2. Will you be working directly with them or an assistant?
  3. Can they provide you with a CMA (Comparative Market Analysis)? This will tell you what comparable homes in your area are selling for. Are the homes in the CMA from your neighborhood, or from a comparable neighborhood within an appropriate distance (usually from 1/2 to 1 mile)?
  4. Watch out for a too-optimistic selling price for your home. Over-pricing your home will seriously hurt its marketability. It'll take longer to sell and after wasting time waiting for it to sell you'll probably end up dropping the price to the level (if not lower) of the other estimates.
  5. Do they work for a nationally franchised company that benefits from out-of-state referrals? Florida has a high number of buyers moving from out of the area.
  6. You will be signing a listing contract with the real estate professional you choose. Find out what the length of the contract and the terms are before you sign.
  7. What happens if you are dissatisfied with their service? Is there a cancellation fee? What other charges would there be?
  8. Do they work for a very low commission? Keep in mind that in order to earn a living while charging only a low commision, agents must carry a heavy work load and may not be able to provide the level of service and communication that an agent with a normal commission charges. You usually do get what you pay for!
  9. Is there an additional transaction fee?
  10. Does the agent understand their role as "project manager" doesn't end with a signed contract to purchase your home? Will they be there to handle all the details from contract to closing, acting as liason with title company, the buyer's agent, and any appraisers, mortage companiew, surveyors and inspectors needed to complete the sale?
